We help
companies
negotiate the right price for their office fit‑out.
You've got a day job.
Now you've got a fit-out to deliver too.
Nobody trained you for this. We know you're likely feeling overwhelmed and anxious about delivering a successful office fit-out for your company, and your co-workers.
One of the simplest, highest ROI decisions you can make at the start of your journey is to decide to negotiate with a single contractor.
We exist to help guide you through this, and ensure you can appoint the right contractor, for the right price and terms.

We discuss your fit-out and the contractor you want to work with.

Tendering is not always the answer
A competitive tender is supposed to prove the price is fair. But it costs you 4 to 12 weeks and up to six figures in fees, and often hands the job to the cheapest bid rather than the right one.
Our FastTrack Contract Review gives your board and procurement team that same assurance faster. We independently benchmark and negotiate the contractor's price and terms, then set out our findings in a clear report, supporting the appointment. You move forward with your preferred contractor, quickly, with full commercial confidence.
Move faster
Get to a signed contract sooner. We compress months of tendering into a focused 2-4 week intensive review and negotiation. Meaning your programme keeps moving at pace.
Prove the number
Independent, benchmarked cost intelligence gives your board the same commercial governance a tender promises. Our negotiated bid report provides the audit trail that supports the appointment decision.
Protect the outcome
A fair, deliverable price with your preferred contractor beats a cheap bid that unravels into variations, claims, or a supply chain that fails mid-project. Our unique approach means you work with the right delivery partner, for the right price and terms.

A negotiated route, properly checked.
At Fidgens, we believe a negotiated appointment deserves the same standing as a tender, provided it is independently scrutinised.
The industry's default, competitive tender awarded on lowest price, too often rewards the contractor who has underpriced the work or missed scope. The consequences surface later: budget overruns, quality compromises, disputes, and a supply chain squeezed to the point of failure. Cheapest rarely means best value, and it frequently doesn't mean cheapest by the end.
We come at it differently. We believe every client should be able to appoint a preferred contractor, one they know, like, and trust, with the professional commercial scrutiny to make that appointment with confidence. We review the price, interrogate the terms, and negotiate until we can support the appointment on its merits.
The result is a client who moves faster, with the right contractor, at the right price, on the right terms, and a far higher chance of a genuinely successful outcome.
Our mission is to make negotiation-first the norm across the London market. Done well, it protects the client, helps ensure a successful project delivery, and goes some way to address the structural problems that undermine our industry.

Steve and the Fidgens team helped us prepare a robust early-stage project budget that our board approved with full confidence. He negotiated openly and professionally with our preferred contractor, giving us the financial governance we needed without slowing down the programme. The project was delivered under budget, and Steve's commercial leadership was a major contributing factor.
Stephen has supported us for nine years across multiple office projects, helping us set accurate budgets for board approvals and maintain strict financial governance throughout delivery. Each project has been delivered on time and on budget, with clear reporting and strong negotiation with our contractors.
Stephen Berridge, MRICS
Stephen is a chartered quantity surveyor with around twenty years in the London office fit-out market. Dedicated to supporting global clients achieve exceptional project outcomes. With an entrepreneurial mindset, he has always been at the forefront of industry debate, questioning why we do things the way we do, always looking for improvements.
Fidgens is built on what he learned: clients are routinely told a competitive tender is the only route their board will accept. It isn't. A negotiation that has been independently benchmarked and formally reported stands up to the same scrutiny, and giving clients that option, with the evidence to defend it, is why Fidgens exists.
